Really loved the fresh air.

I got my RE license only months prior to my marriage falling apart.Fast-forward to now, I thought this was the best time to take the plunge and start my life fresh. 

Fresh coat of paint on a stairwell, exterior cleaning, etc always helps.

It sure beats knocking down perfectly good tile if you're in search for a fresh, clean look for a rental.  

Then I had a friend come in and walk the house with fresh eyes and evaluate the property and he said it looked good.We spent about $500 in supplies and it took a sweat, but the result was approved tenants in 4 days at the top of the rental range for the area. 2) Get a good CPA who is experienced in real estate investing.

I'm born and raised in Queens (Bayside, Fresh Meadows, Jamaica, etc.) and Eastern Queens and Southern Queens will be your best bet for best returns since these areas are still developing. 

Sense doesn't mean a $100 surplus, it means when scarce land with an active unit it sitting fresh on it below rebuild cost.
