First is experience handling property management, are they themselves investors, processes for handling maintenance, evictions, collects, and then maybe the fees and pricing (commission, lease fee, release fee, inspection fees, and all of the other garbage fees most PM's make up).

I know bigger pockets offers their own but wasn't sure if anyone had any experience with using those documents and if it's worth the money?

I have a lot of experience and can tell you that the majority of renters ask to sign a longer lease because they want to distract you from looking too deeply into their past, they want to entice you to select them over other qualified renters, or they want to negotiate a lower price.

Once you are start building your team, your funnel becomes a lot stronger and you will know immediately if a deal makes sense and if it is the right deal for you.Happy to hop on a call and share my experience!
