You need to educate yourself and being here on BP is HUGE.

Looking for "free" education i.e. ebooks, files, that I can load up on to educate myself for 8 months. 

my parents are great folks and educated, but they taught me to work for other people.

The education was the key here.

@Jeffrey Lester  why not become an agent to pay for your accounting education.

My experience with property managers was one that would quickly put the small guy out of business.I spend a considerable amount of time and money staying educated because the tenant/ landlord laws are a land mine for unsuspecting and uninformed small landlords.

Financial planners are required to take continuing education credits every 2 or 3 years to keep their license.

I am continuing to educate myself on real estate but also like to network with others!
