I am just finishing paying off my 28k in student loans and looking to turn some of my extra cash into an investment opportunity. 

I read this book last year and it has completely changed my mindset about money and earnings.

Especially if it meant I didn't have to wait and pay to evict him.I know it might irritate you with how this is ending and his last stand/demand, but you might be causing extra irritation to yourself by forcing an eviction. 

Accordingly, I don't utilize LLCs, and for me I have concluded they really weren't necessary to begin with (just a lot of extra costs and headaches).

@Ericka Grant , the problem I have with upsizing is that many people do it as soon as they get an extra dime in their pocket. 

Fancy smancy this and that on the presentation and extras can help you get more clients, but that doesn't help you close the deal.

I believe the standard is a “reasonable expectation” of earning income from it... so 37 books and no property may not be viewed the same as 37 books and actually buying.

Plus, no need to pay for an extra few months if you’re rehabbing, etc.

For a little extra money you get peace of mind.

like I said this deal isnt really making me money it gives me a small extra amount I plan to keep in savings for cap ex etc. although the house shouldnt need anything anytime soon.
