I've never bought a mobile home, but as I understand it, it works like an automobile and with automobile sales in LA, the owner has to sign a bill of sale and the title in the presence of a notary.

Here's my own experience:A year ago I moved from Atlanta to Seattle area and rented a little mobile home in the country for 2 weeks, so I could look for something more permanent.The 2nd day a neighbor told me that the 'Carnation massacre' happened on the property next to it.
