Solution there for the time being is to simply not broker loans to those particular banks, but at some point (no one can predict when) capacity will be reached industry wide and the game of musical chairs will be over.

One thing worth noting (this is probably regional) is that the assessed value gives you the tax amount to incorporate into your projected costs, but in some areas that number will be adjusted as soon as the property changes hands.

A few weeks ago, we were at a party at my wife's Board chair's Condo in Monterry Hills (less than 5 lies away from Cypress Hills) - he buys, renovates and moves on.Monterry Hills is also close to Mt Washington where we also have a number of friends.

@Rod Coleman"Rod Coleman or assigns" should work, although I address my ability to assign the contract in a special provisions sheet I incorporate into the contract.
