We have a friend in Louisiana that is a contractor and another friend that has 2 rental units there already so this is the reason we are looking in Louisiana, plus costs in NY where me and my business partner live are way more expensive of course.

So I'm new to the multifamily real estate business here in MD. 

Don't rent to a friend unless you are an experienced owner as friendships and family relations are hard to manage through business transactions. 

I have put together budgets and started a business plan.

@Sonal Chopra If your short term goal is to reach a net worth of 100MM in assets within a time period 10 to 15 years, you'll need to grow and scale a business to a considerable size.
