@Mark Gallagher It's a 3 bed 1 bath, it is located in Baltimore City, this was actually a home path property that in hindsight I actually probably paid to much for.

Helloall, I am looking at the Idea of selling our primary residence and buying our first investment property . we bought our house 4/2 2 years ago for $179,000 the house is 3 blocks from a (local university)We owned $173000 and pay for it monthly $1379 with everything included.similar houses are selling for $220,000 to $280,000 rent in the area for the same or close to sqf and beds and baths is about $2200-$2500 .Should we?

Just saying it's not that simple, investment aside you have to do a serious analysis on how much you are paying rent versus how much you'd pay monthly on a primary residence minus equity gains and (if house hacking) payments from tenants you live with - which is what I'd do with the other bed/bath in the apartment I'd like to buy.

I have bush hogged a 1/2 acre of bamboo , installed lots of drainage , replaced 4 water lines to houses , tore down that building , rototilled 11 lawns , cut my lawn and field . plowed snow (great for walks) .

My phone is off when I'm in bed and it goes to voicemail otherwise after hours.I'm sure there is a place in the market for them but with 22 units I probably get less than 3 calls a month after hours and most get returned the next day.
