Some SFR tenants like to do the yard themselves but some not so much.

Between public walking way to the st and basement wall, there is a front yard with sufficient space for digging out.

If I had a duplex with a fence in between each unit and it was a seperate yard, clearly, I would make ask each side to cut their own.

I notice the houses where the bins sit in front of the garage instead of being pulled to the side of the house or back yard... like a neighbor is pulling it up for u.

Rents in the area for a 3/2 are 30% higher than a 2/2, there is a school a stones-throw away and the yards will be comparatively large in order to accommodate ordinances and the lot.

@Alex JonesIf we went through conventional financing- the lenders require the house to have certain things (safety measures) to be intact I.e smoke detectors, water heaters, steps to in and out of the back yard, electricity, plumbing.

I bought a fence as well to give a little more privacy as well as put up a lattice so they can't see into the back yard.

On top of that, being shut in your home with Covid is a lot easier in a house, with an office and a yard, than it is in a condo.

It seems to me wear and tear, water and usage of the shared laundry and yard of the 3 family house would be problematic.
