If it needs new counters, I'd try and avoid doing a cheap counter, only to do a nice one later.I'm a big fan of laminate wood floors, both in a rental and my personal home.

Having your wife's support and her having a job are two major pluses, IMHO.I know you'd like to have more background but doing one rehab, where actually you made a profit, is far above many people who quit their jobs without ANY experience whatsoever.Regarding low (quality) inventory, we're seeing that here in New England, too.

Installing vinyl over the outside isnt a huge process, just nailer strips and the fan fold insulation goes between, would really pretty up the outside.
