To get my feet wet, I was looking at starting with a triple net retail condo.... most likely in the $1M - $1.5M range.  

I got my feet wet by passively investing in an LLC that owned two single families.

I am looking to collaborate with another investor on a project so that I can get my feet wet and learn.

After all said and done, this property probably will break even over the long term.Would it make for a good first deal to get your feet wet?

As a first-time investor, it is beneficial to eliminate as many moving parts as you can and get your feet wet.

AND there's no reason I couldn't take the cash I do have available still and use that to get my feet wet...

If I'm a lender I don't want to lend on something unless I really think it has wings.I'm really not trying to be a wet blanket, I promise.I really think one of the biggest challenges (opportunities) from a design and conception point is coming up with a true 'quick connect' way to connect the utilities and maintaining control of that over time. 

At their request, I modified the home for wheelchair accessibility, including widening doors, installing ramp, changing door knobs to door levers, and a major bathroom renovation including a huge wheel in shower ( nearly a wet room).I was able to raise the rent to amortize all the improvements during the term of the 6 year lease. 

Hail damages shingles also , that's why I bought a new roof last time. and yes I agree metal is very slick if you get up there when it's wet. 

We need to learn how to stop wetting our pants anytime there's a hint of a recession.
