Was he using his own contractor or was did he have to use a specific contractor for the loan to work?

When I rehabbed it, I had to pressure wash the old paint because it was pealing and then repaint it.

Or a car wash?

After extensive wash down with bleach and other cleaners, seal walls and floors to seal in any contamination.

Then you will spend money on coffees, taking people to lunch, parking, gas, car washes, once you do make a sale you will spend some cash on a nice closing gift. 

My question is if it is even worth it financially to pursue the unpaid portion of the lease if I am unable to re-rent for a while or will I likely just be bogged down with legal fees making it all a wash.

Two weeks later they called me directly and complained about a mildew smell in the front loader washing machine (we left all of the appliances to rent with the house).  

An extra $175 per month, plus you'd own 3 units instead of 1 that tenants are paying mortgages on so even if it were a wash as far as cash flow you are building more wealth.  

The other alternative I thought was to own the units, but go off the grid by installing enough solar panels (perhaps with battery backup for storage) to supply electricity to 240v dryers and washing machines.  

The end result was he didn't sell, kept it till two years ago when both my parents deceased, and it was sold for $1.1 million.A few years ago, a neighbor was planning to move to Florida, another neighbor heard about it, offered him $450K.
