Out of personal experience my out-of-state property has been the most stressful and work.So basically I think there's a huge gray area depending on where you are in life, how risky you are, and where you are currently with investmenting

My real goal is to create wealth so my mom won't have to stress about paying the bills this month, or what my 5 younger siblings and I will eat tonight.

ACH is ok, however they should pay rent when they check their bank account before they process the "pay rent" button.

It's a lot of stress and work, even if they hire help.

Seems like she will be unwilling, so it is possible you can take her to small claims court and sue for pain and suffering in the form of moving expenses and stress .  

I cannot stress enough as to what a bad idea this would be especially since you indicate that you will live in the property.  

I would stress the need for local counsel to represent you on this.

We could be doing a lot more with a lot of things haha :)Today, I'm building this into my system, where I can just click a button and send these leads with all the information to whomever I choose (mortgage, credit repair, agent, seller in other niche).

This home we sold for $290k and Im slated to make $39k after all sale expenses and reno expenses deducted.The private money seems to cost me a bit more but the stress of not paying a monthly fee is nice.
