Set up some stability in your life here in the US, then continue with your business aspect.

Time to start actually mapping out my business plan steps and get the ball rolling.This aspect of R.E. really interests me.  

The house has 3 bed 2.5 bath, 2300 square feet, brand new roof and new a/c unit(2 years old).  

,I've been wondering recently, in terms of house flipping, what aspects of a rehab/flip can usually offer the best ROI when it comes to the final appraisal?  

i just got some quotes for a new roof and one of the roofers said he wasn't insured but said he had a no injury clause that he would sign.

The widows are newer and the roof is in good shape.  

I've toured the property and found that it has benefited from his constant attention and is in above average condition (new roofs, carpet, etc). 

I would also make sure he signs a waiver and you are covered on the insurance aspect in case he gets hurt.

Of course in that case the roof was gone and so was the floor between 2nd and 3rd story...exterior walls were generally sound.There doesn't seem to be nearly as much room on the valuation in this case...What is the value of the land, and what would cost of demo be?
