Overpaying and then hoping you can either cut costs in the rehab even after you have run the estimator or sell for a higher price than the comps support is a sure fire recipe to come up short.A few things about fire damaged properties. 

Fort Campbell has over 60K jobs that are supported either active duty or civilian.

I see houses passed around a lot by wholesalers that do not have supporting comps or are honestly just junk houses and will be nothing but a headache.

If the lower rents support the current financing, you should be ok.

All of those things can be mitigated by updating electric or plumbing and by supporting the basement with beams or reinforcing sections with newly poured walls.
