Being such a tiny place I'd say your competing with apartments, and looking at apartment type persons.

As my relationships started growing with banks they started becoming more scrutinizing on me; my liquidity and my balance sheet. 

Do not allow the seller to return for personal belongings after the close without some type of documentation on when they would have everything removed.

I have known them to let things slid plenty of times if with some Q&A it comes apparent a person knew what they were doing, used good correct practices.

Essentially, I want all cash flow/expenses to be flowing in and out of a business account rather than my personal bank accounts. 

If you need liability coverage only, you can get a personal umbrella insurance policy from most carriers, likely your current property insurance company would be the one I'd start with.~ Lindsey

Any info, insight, or personal experiences in regard to hard money lenders and/or rehabbing before refinance would be greatly appreciated. 

@Anna Laud was correct anything in real estate is built on the relationships you develop because someone usually has either the product or answers to what you are looking for.
