Once you determine the district you then can look at permitted uses which only require a building permit. 

But not for the bank.However, in some cases, you might come across a property that has condition or permit violation issues that would prevent the average buyer from obtaining a mortgage.

One of my mentors just sold a fix-and-flip which took five months just to the permits for the work.

It's not unusual for us to have to take a copy of the HUD1 to the county permit dept. to prove we own the house so they can issue a permit to us.

Hello:Make sure you check with your local municipality regarding the applicable zoning laws (in addition to the normal permits of course).  

The lot percs and I have confidence that we can get a CAMA approved dock permit.

In some cases, a Conditional Use Permit is required.

Some contractors don't have all their permits and or licenses and if the city of Chicago catches them...yikes.....have atleast ten questions if not more for these general contractors and look at their past projects, ask for their clients numbers of previous work, if you can go see some of it yourself! 

Both issues are  not permitted as per the lease / application requirement.1. 

While I realize that the local markets in which I'm invested may react differently from these larger national markets, I'm unable to find a method that permits me to create a leveraged hedge against my local markets (mainly Columbus, OH and Ithaca, NY).
