I have seen tons of houses just sit on the market and waste away (buyers advantage).

Instead of looking at PMI as a waste of money, consider it borrowed down payment money at a ridiculously low rate.  

You can hire individual companies to do the work if there is minimal work & permits.

I plan to buy, 51% own, remodel, rent homes and offer a minority ___% interest to hard money lenders secured by the following: 1) their holding a first mortgage and 2) quarterly loan  ___% interest payments and 3)  __...

Chances are they already have one written that you could use, or at least modify with minimal extra cost.

The guy who inspected the property took a few pictures asked minimal questions and left.

Could be minimal but still an expense that you need to account for.No issue with the PM % but my understanding is that in Michigan, it is normal practice to separately charge for lease / release activity.

subscribe to Property Radar hands down best app to find these things.although in that area trying to buy one property is probably a complete waste of timethe guys and gals that do it for a living will eat your lunch... if you are successful and buy one it will be near full retail if not more.. go to the sales and watch them for a month or two and you will see how it works.

I want it not necessarily to become a realtor, but more so to provide a slight advantage to myself financially to both the purchasing and selling of real estate but also to gain access to MLS listing.First, I'd like to ask if this is even adventitious as a real estate investor or if I'd be merely wasting time and money?
