I did sign one Matthew and I'll explore that point with counsel - the language there says that the g/tee is of "all or part of the note".I am still having a problem with this limiting me borrowing in a personal capacity and contributing the funds as capital.   

Just tell them that her management of the building is ruining your reputation and you demand that she remove your sign and admit that she is responsible for the current management of  the building.

If you're investing from long distance, then you need to do everything you can to work with people who've been around long enough to build a strong reputation for doing solid work.I'll leave it at that.
