Truth is me and the people I met there and exchanged numbers with, all came out with more questions than answers and with little to zero confidence that we were ready to begin flipping houses.

Seeking your advice on finding small multi's for a 1031 exchange I'm in the middle of now.I have about $75,000 in cash in my 1031 left to spend which I intend to lever into about $300,000 worth of property (with 25% down).

It is wonderful and perhaps magical IF your goal is to simply lower your yearly tax bill OR you can exchange out of the property and defer taxes. 

I'm more than willing to trade my time/skills to help a Mentor with their day to day activities/projects/business needs in exchange for hands on knowledge.

I would certainly be looking at a 1031 exchange.

The biggest reason for this that I've seen is the ability for each owner to separately complete a 1031 exchange following sale.
