This would be the first time question to post - and reader of many posts, I'm a student of RE for the past nearly (2) yrs.The strategy is to wholesale a property and target to net $5-10k to a buy & hold investor.  

People looked bad, not students, from what I have seen. 

Do you believe in your abilities enough to take part of your fee from the equity of the deals you help the student close.

After coming home from practice I would bake and sell the world's best cheesecakes, my homemade secret candy which I distributed to all the local food trucks which in turn would sell it to all the students.

16 years ago I inherited land in downtown Philadelphia and I can see the trends building in this area and know that it's only going to become a more affluent neighborhood.My question or concern is that I know what I want to build, a commercial space on the first floor, student living on the second, and a nice house on the top floor that would be an Airbnb property.

The money made on the flip paid off my wife's student loans which is awesome but now I don't have capital for improvements on this new opportunity.

You might consider Niche or Specialized Housing like student housing.
