Typically lenders require an executed contract on a specific property, but several I work with closely issue loan commitments (fully underwritten conditional loan approval) in as little as 24 hours post receipt of a contract and required documentation.

All foreclosures are based on gross fraud, forged signatures,fake documents, corrupted judges who are criminals working for the bankers.The same goes for the attorneys.This country doesn't have the lawyers, and public officials are not following the law.Not the common law not even their own fake, UCC code color of law.BAR attorneys are foreign agents trained to destroy American people and American Constitution!

I'm aware that K1's are usually accepted and viewed as ordinary income with 2-years returns, however I'm struggling to find a lender that can decipher the difference between a private investment that issues a K1 and a publicly traded stock such as Enterprise Products, Williams, or Energy Transfer Partners.

Whether you have one LLC, ten LLCs, no LLCs or one Series LLC - your taxes do not change.The issue of multiple bank accounts, complicated logistics and complicated bookkeeping is not an issue if you ask me.

We form the LLC with me and my wife as members, then transfer the properties (they do have mortgages, so maybe lenders will have less of an issue if the LLC has members that are same as the current owners), then assign the LLC to the trust2.

@Beth Crosby this isnt an issue for a DSCR cash out product vesting under your current LLC but leasing the unit to a company you own rent the property will be an issue with most lenders.
