I am not an attorney but I am a Landman (oil and gas leases) and we deal with this all of the time.

We basically have been paying a few expenses (mortgage, taxes, oil, startup fees...) and collecting rent.

I'm completely burnt out with my current job, and I really want to make something happen, with the oil field in its current state there's really no better time for me!

Kitchens are OK. o Front yard looks like a war zone – needs new yard and flower beds. o Two of the three units share a water heater and oil heat… so landlord has done a “rent included” deal and covers nat gas and oil for these two units.

The only downside that I came across, without actually seeing the property is it has an underground oil tank.
