Unfortunately you live in an area where buy-and-hold real estate investing doesn't make sense.I too live in sunny California where the prices and taxes are sky high, but it has forced me and thousands of other investors to look elsewhere.

There are a LOT of people on the site from Southern California and you should be able to get some great advice and input from that area.

In California it was all done by the real estate agents and title companies.Just make a few phone calls around and you should know for sure.

You'd have to check the date of the BK filing and make sure the HOA debt was included in the filing AND that the BK is now discharged to make sure what HOA debt was eliminated.At least that's the way it's worked here in CA for me.
