I've been burned too many times by tenants who lacked parenting skills and were not responsible in other ways, which led to damaged properties and unpaid rent.I encourage prospective tenants to bring along a friend or family member for a look.

It's not just gurus that pump up new people into getting involved beyond their skill levels.

There's a shortage of available property even though about 17,000 units will come into the market in the next 2 years.

The reason I go out on a limb with such a naive question is because not understanding the psychology is seriously holding me back from investing.There are obviously people who have various life problems (criminality, poor credit, poor life skills) who might not have it together to buy a house.

Without knowing a lot more about your skill level and the issues behind the delays and overruns, it is hard to know for sure, but it certainly seems that you need to strongly consider hiring professionals immediately.

I wouldn't contact an agent until you've narrowed down your skills, assets, interests and goals in real estate.

Personally, I don't think qualifications entitle anyone to more money -- in theory, you're all working together because you have a complimentary set of skills -- if you bring skills as an agent to the table, I assume they bring some unique skills as well.
