As an investors, you could create skills to out perform the broker's income.Always be respectful, talk to your broker, let the broker know that you have higher aspirations, your goals are that of an investors and wealth creator..If your broker wants a cooperation commission on everything you purchase, move on.....find somewhere else to hang your license with.

I would try and find someone here thats respected and in the area that you're looking at and see if they would be willing to help you find a place, rather than just calling up realtors that are just looking for a commission.

A middle ground to consider would be to find an experienced and well respected builder and offer a JV deal to them where you supply the property, they supply the skill, experience, labor, and materials, and you agree to a reasonable split of the profits.
