It would be good to stipulate those docs in your offer letter as well.If the owner can't, or won't, provide those docs it doesn't matter - you wont be able to get it financed, walk away-unless you want to buy cash or setup some other creative purchase.Good luck.

The only life insurance I would view as a good investment is offshore private placement life insurance (PPLI).The cost of insurance in a regular whole life destroys the policy value over time, plus your investment options are not very good.You are limited to what the insurance company sells, which rarely can even match the overall market.PPLI's give you huge amounts of freedom allowing you to invest in anything (except for US real estate, unfortunately).You can even buy your own company shares, offshore real estate, equities, bonds, or even cattle if you wish.No capital gains tax, no income tax, and no estate tax if properly structured.

Ive eaten her portion for 2 months, due to the circumstances, which is putting me in a bad spot as well due to short term note with HML, and me paying all the utilities, now HUD sent me a letter of cancellation without much info, called they said shes being investigated by CPA and kids look like they will be taken therefore her HUD will most likely going to be canceled since she wont have the kids.
