We recently relocated to Phoenix last summer and I'm starting to look for recommendations for local credit unions here in Phoenix which are trustworthy, low rates, personal touch, easy/simple to work with, etc. 

Talk to your insurance agent and be sure you're covered.

Personally looking back at it switching into LLC was a more of a headache for me and did not do much for adding a level of protection that insurance did already handle.  

I’d love to hear your thoughts on strategies to achieve breakeven or positive cash flow in the long term.

Could you please let me know what cap rate you can get in Canton in the better areas with better schools ? 

What renovations are you doing?

I believe in SLC, they are still requiring the owner to live in the main house (meaning you don't have to be there, but you can't rent it) for you to use the ADU for anything else.
