I need advise on what I should do with 200K

I have 100-200K that I would like to invest into real estate, but I dont know what type of real estate I should go for. I would like a property that cash flows, but I haven’t found one on Zillow yet. With the interest rates this high, I can’t seem to find a property that cash flows. I was thinking I want to find a duplex that has land and allows for building of more units on the property. What states would you guys suggest, I was thinking around the greater lakes region, or maybe Texas

Hey Jadan. I have a builder in San Antonio that offers a 4.75% interest rate on their duplex's. They cash flow positive and are in a good area. Happy to send you more information. SAT is a fast growing market too.
