Again, plenty of people building off market lead machines to pickup properties below market value, it’s just that when you’re competing with as many people all looking for the same thing in the same space you have to go in knowing what unique thing you are going to bring to the table (cash, leads, connections, etc) that no one else can offer in order to walk away with a performing asset.

@Mahad Omar a unique attribute to House-Hacking is generally that location matters, because your living in the investment as your primary residence and with that local to a job and so on matter.

My play is to build smaller homes (1300-1500 sq ft)(2 bed / 2.5 bath / 1 car garage) with nicer and unique finishes while still undercutting the zip code's pricing (New townhomes are $300k-$450k and I would sell mine $250k-$275k).
