Our days on market has actually gotten better in the past few months then in the past year, so we are seeing minor indicators that are drawing a bigger picture.The reason I am going to speak in Australia is because there are so many serious investors there that are wanting to get into this market and now that the speculators have basically moved on it is making the acquisition costs fit what they need for a good ROI so the we are seeing alot of seasoned investors roll up their sleeves and getting in here in Houston.With all that being said, this could change next month if oil prices go more extreme one way or the other.
