In most states, including TX, the owner must disclose the inspection to future buyers, by law, so he/she loses and the future buyer gets the benefit of my hard earned money. 

@Emerson Palame I dont have any experiance with painting flips myself but from what I have heard buying one color that you can use in not only all the common areas (living room, kitchen, hallways) in this current flip but any other flips in the near future.

Executive Summary would have a list of information on it who is involved, for how long, and what is your future plans are. 

Even better to have a paid off home all your own and the bank is your partner on the fix/flips giving you credit for future rent, even on a trashed , vacant home you are repairing to flip ( bank doesn't  know for sure you will flip rather than rent it so they have to assume some future rent , which is used as extra income to qualify.). 

You mentioned this being the most profitable flip for the foreseeable future.

I've researched and could not find anythingif decided in the future on managing other people's properties, how would getting a licensed broker be incorporate into the existing LLC A?
