Hey-  I am an agent/investor in Philly, I have a couple wholesalers who send me deals fairly regularly. 

If the tenant does not put the money in escrow as is usually the case it is kicked back to regular failure to pay.

I attend those two regularly.

But probably something a regular / sole investor will never get to do lol.

It’s currently setup as a large studio without a kitchen, but we plan to eventually erect a wall to create a bedroom, and install a kitchenette.My question is, knowing how persnickety Portland is with regard to Airbnb, would it be a smarter strategy to rent it out on a longer-term basis to a regular tenant?

The sponsor is happy, they got their promote and get to stay in the deal to earn a second promote in the future.

It gave the advantage of locking down a tenant so you didn't have the worry about having to regularly re-rent the property should the tenant give notice.
