, i'm going to had some pictures down below btw it took 7 months they just going back and forth with me saying they wanted to sell than when i get there they change their minds we would sign the whole contract and than the wouldn't put a signature backing out the deal it was like they was Playing a game with me.

I will offer to help them any reasonable way I can like helping with their kids fundraising events,attending and sponsoring their charity event and sports teams,and just be apart of their lives to stay at the top of their minds when someone they know needs a Realtor to handle their real estate needs.

You are not trying to draft an agreement, simply communicating to your attorney what you have agreed on.Submit to your attorney, he/she will come up with further points that need discussion/decisionsDiscuss again, record your decisions and resubmit to attorneyRepeat until the attorney has drafted an operating agreement that you both agree on (you can see that extensive discussion between the partners will save you in attorney costs)Open a bank account (free or close to it) using the newly formed LLC certificate and operating agreementNow you have a functioning company.

Keep in mind the buyer will likely have their own agent that will want a commission so of course even if you sell buy owner your not going to save 6 percent if your buyer has their own buyers agent .
