Chris D. Need clarification on builder's risk policies

My rehabbers often don't want me to speak with their insurance agent/companies. 1) Someone indicated that builder's risk often DOES NOT cover the existing structure...thus if your contractor is doing a light rehab and the house burns to the ground, the existing structure is not covered.

Though the tenants are paying their own heat and lights, you will still have a house electrical meter for common areas, expenses for groundskeeping (snow removal, lawn care), water and sewer, garbage collection, janitorial, pest control, administration/accounting/advertising, etc.

I don't own yet, but I have been putting these into rentals that I manage.We are in California where there have been drought conditions, so it has been more of a focus.I like .5gpm aerators for bath faucets and wouldn't suggest going below 1.5gpm for kitchens.Some properties have had low flow toilets, shower heads, and a circulation pump added to the hot water heater to reduce water waste.LED lights have gone into some of the properties.

Just curious.......AND if you ever listen to Brandon Turner and his feelings on buying a condo as an investment property you would be VERY, VERY careful.I almost bought one some time back.....and the numbers actually worked out.....and I was wondering why there were so many units for sell there and why they had days on market that seemed rather long.....................My Realtor found out that a Special Assessment had been levied by the HOA for $5,000 Dollars to EACH owner and this was going to take affect in a matter of weeks............NONE of the Realtors were disclosing this, but my agent did a little digging and found out.....that $5,000 was do in 12 months so this was going to add  over $400 per month to all the HOAs.........Tread lightly my friend

During the day the ceiling looks normal, but at night when you turn out the lights it is as if the ceiling has been removed and you are staring at the night sky.

One example recently is at 2 different properties home passed with no carbon or smoke in kitchen was told not needed as it wasnt required just needs to be outside kitchen and same location has boarded windows in basement only no violation but another location different inspector wants a carbon and smoke inside kitchen even when directly in next room and also wants natural light in basement because windows are boarded.
