How do we make sure this person is legit and not an internet scammer before we hand over a hefty deposit?

Does anyone know of a good (legit) real estate school online for Texas?

you can check your local property appraiser/tàx collector website usually to see what taxes are and in a rapidly appreciating market, yes, taxes are going up so it could be legit.  

Are there any that are legit?

I paid $1,000 for the contract, seemed legit and like a good investment.

So not only do I search for and assign properties on contract, I do most of the leg work such as finding legit comps, repair estimates, etc before I present my deals to buyers such as yourself.
