Do a move-in report that documents the condition of the house before the tenant moved in with pictures and descriptions, make sure they sign it too!

It's hard to advise without seeing your ad/description, your photos, and knowing your market.For these reasons, I do tend to recommend using a PM company - some offer leasing only services - that has infrastructure in place to take professional photos (if needed), write a stellar ad, and post across all the rental websites that are relevant to your market.
