First auction property - what else should I be doing prior?

This is a probate auction. 

This disclosure is included in the attorney policy - what should I be doing before making an offer?

1. My contractor will be inspecting with me

2. There are no liens or encumbrances

Seller / receiver have not and do not make any representations, warranties or covenants, either expressed of implied, regarding any matter whatsoever (except for seller’s title), including, but not limited to, geological condition, soil condition, asbestos, zoning, existing means or ingress and egress, the availability of utilities, water or the presence of toxic waste materials on, in or under the property."

This will be my first auction property.
