Davidson County Zoning R1 Duplex?

Hi, Relatively new to the Nashville area and trying to get educated on common local zoning designations. I'm looking at all the zoning definitions by the county but can't exactly translate them into layman's terms.

What does R6 mean? A lot at 6000 feet that can be subdivided into two lots? What is the minimum size lot at which it can be subdivided? What is a general explanation for the R designations? 

I'm also looking at a duplex that is zoned R1 Duplex but I can't find a definition for this.

Hey @Christopher Davis welcome to Nashville!  R stands for Residential and 6, 7.5, 10, 20, etc. stand for lot acreage.  You will see R and RS (RS - Residential Single Family) designations.  So for example if a property is zoned R6 and the lot is at least 6,000 square feet you can subdivide it.  However if its zoned R6 and its 5,900 square feet you cannot.  Consequently if it is zoned RS-6 you can only build build one per 6,000 square feet.  So if the lot is over 12,000 square feet and zoned RS-6 then it can be subdivided in two.  R1 is just the land designation.  There will still be a zoning indication for that property (I.e. R6, R7, R10, R20 etc.)
