Ideally, I would like to purchase another 3 family $400k-$500K in Boston for little to no out of pocket.Is this feasible? 

I'm not sure how feasible this is or what to do to maximize my odds of securing bank financing for both properties.

This phenomenon has attracted lots of remote investors, people from all over the country (and the world) are moving to this promised land.I am certain that everyone wants to strike gold with their flip, 25%-30% net after everything has been said and done it is nice and very feasible.

For new investors, it's either not immediately feasible (leading to discouragement at they embark on their RE journey) or can be dangerous as newbs typically don't have the experience yet to properly assess potential risks / pitfalls that may arise.

I want to know what percentage of houses in Bay Area can cash flow positive by renting out individual rooms and if this would be feasible even in today's market. 

What other options are there out there for people with bad credit and low income that are feasible options that I'm not aware of?

When I found BP initially this was all I could think about but as I started growing my portfolio I realized this would take years and likely not be feasible.

Now that the move is becoming a closer reality i'm looking to determine and record the most feasible landing plan. 

However; trying to find info to determine the feasibility is hard.
