I am starting to explore my options from a commercial loan standpoint as well...just in case.Would greatly appreciate insight from the group on this.

I think if you explore the team option, you will find it can give you what you want without much of the overhead on your shoulders.

I spoke with a CPA at a firm with a good reputation who was not knowledgeable in this area. 

However on this specific transaction, I netted the seller $30k over market value (if she we're to list) for her house because I have a solid relationship with a specific buyer/fund which 99% of agents do not have nor explore.

But their website and materials they have sent me are a little lower quality than I would expect from a reputable lender.So, I am doing some verifying here to see if anyone else has ever had any experience with them.
