Where you're located will absolutely factor into whether you use multi-year leases, but we manage over 7,000 properties through the southeast and have collected over 97% of billed rents through covid.

Rent roll is monthly rent price, but doesn't represent actual rent collected.

I don't have the contact network a brokerage typically expects an agent to have coming into the business, so my plan is to get a day job, save up some money for advertising, and then rather than personally deal with the leads that come in through the advertising, will refer all of them out and just collect referral fees.

Where we will move into our self converted camper van and travel the lower 48 states, hopefully save money, and collect all the memories.

In the meantime, you can collect some rent, have a place to reasonably live and create equity and an investment at the same time.  

The city says I am liable and want to collect/put lien.

Some owners may have experienced higher than normal collection expenses due to non payment of rent.    

Your mortgage debts should be offset by the property rent that is collected and then the net result from that added to your income or debt.
