I think AZ just like Vegas becomes a BOOM and Bust market due to all the capital that comes in these markets during the good times. 

@Michael LewisNot too sure about your population question but cleveland is booming as far as construction goes.

When the market increased, especially here in california, these seconds were bought by glorified debt collectors and actually amounted or the majority of foreclosures during covid as they weren't bound by the foreclosure moratorium.  

The boom years of manufacturing were when big parts of Dayton got built up and it was done by highly paid workers to very high (possibly unmatched) architectural standards. 

Like any commission only job, the first few months will be tough but then the sky's the limit especially in a booming city like Tampa.

They use leverage, are a passive investment for me and are two asset classes that I believe will be stable in boom or bust.
