I do no animals in my propertiesjust because of that reasonive found you cant have nice things with animals- unless your in the country and have acreage so they stay outside- then there is the digging problemI would change your leases to reflect no animalscat urine is the worst you cannot ever get that smell out without a lot of tear out and workenjoy

If they run in-house property management, I really appreciate it when they provide actual data for vacancies and maintenance for their properties under management.It suggests that they understand that setting and meeting realistic expectations is likelier to keep me buying over time than sugar-coating a deal and masking inevitable expenses.Any investor should be doing diligence and their own modeling on property values, rents, vacancies, maintenance, CapEx, etc.

I painted whole hallway, my closet in my bedroom (he added a second coat to that), my mom’s walls and closet (he did the ceiling because I’m short), and part of the bathroom he didn’t finish.

I had to do 3 coats of paint to get it to look really good (I'm a bit of a perfectionist).If you have the option to rent / borrow a professional paint sprayer, do it!
