In this scenario there is more pressure on the sponsor to really perform as they have 10%+ to return/year or it will accrue, therefore getting into the waterfall is more of a task. 

If that is based on spores/m^3 of air ten is low. 

I would give him a couple days to come up for air then just talk to him. 

Worst case scenario you stay in practice without the pressure of it being where you want to buy so you have a built in out. 

Also, if he doesn't get it fixed, you can go buy a portable air conditioner. 

I don't think it'd be many air bnb unless they were furnished, it'd be too hard/costly for it to make sense to get rid of everything needed for airbnb to get it rented.I wonder if it's more of a these were supposed to be sold (vacant) but now they shifted back to rental as inventory levels creep up?

Then you have airlocks, corroded air purge valves & the replacing of $118 solenoid valves.

If I have someone that is marginal that expresses interest, I will book them last minute in between two showing slots of strong candidates to fill up the schedule, but more importantly to create demand pressure on the strong candidates. 

This puts continued pressure on real estate in their effort to curb inflation and make housing more affordable.
