I have 10 acres in Western Washington and I'm thinking about adding RV hookups and renting out pads.

Pretty low for a mid-size, mid-western city.

Not even in limited fashion to their clients.

I find here in the Chicago market that most appraisers are not local and don't know the local sub market here in the western suburbs nearly as well as I do since they have to cover a much larger area.

I use good old fashioned Quickbooks, but others have been heartily recommending Freshbooks - which looks interesting!  

Buying and holding can be a good strategy depending on who you plan on renting to, there's decent retail potential, but the money is in veterans housing, air bnb, (since the hospitals draw hundreds of families in need of a place to stay affordably) Student housing, with Case western University. 

I don't have any imperical data to support Cleveland but I live in the western suburbs and have rentals and flips here.
