If you are looking to expand your network you should attend your local REIA meeting and ask for their recommendations.

This costs a lot (or takes a lot of time if you DIY) up front, but it has worked for all the properties I've tried it on.

I told the investor that if they want to be taken seriously that they need to prove that they had the funds which they stated that they had a network that could finance the acquisition but yet they couldn't provide proof of funds and I haven't heard from them since.

(mailings, networking, wholesalers, etc...) 

I have spent the past 6 months or so educating myself on REI as much as possible primarily here on BP by listening to countless podcasts, posting tons on the forums, analyzing hypothetical deals, networking with other investors, realtors, wholesalers, lenders, contractors, etc.

I have a network of friends and family that are excited to invest in the deals I have, so I am NOT looking for new lenders.My biggest questions are these:What is a reasonable interest rate for a loan described above?

Now if you also want to earn commissions on your friends, family and network even when you just refer them to a local realtor then get your license.
