So rising interest rates, along with a likely coming recession, which is really due regardless of what party is in power are the 2 largest factors I'm concerned with.

This part of the is more demanded in good situation right now to will be to the sellers and they are in the power position right now and lends itself to be tough for you right now.  

Maybe it was under power lines or next to a train track.
