I’m guessing there a state exemption for this, but some hoa’s will try to collect dues they aren’t legally owed.The bottom line is…the bank is going to have to work this out with the hoa and you can choose to either wait, or walk way.

I've heard of other landlords in the area using multiple leases for each student.I have a small addendum to lease but the lease itself is pretty thorough.Here is one item on addendum I put to cover myself:All walkways, steps and entrances shall be kept free of snow and debris by Tenant.

Written descriptions are often difficult to understand, and photos from ground level often lack the context or continuity for them to do what I need.I've done something similar for lawn care by taking pics at ground level which works well, but the walkways and doorways that need snow removal are often meandering and would take many pics to depict, and again - without continuity would be hard to interpret.I'm considering hiring a drone pilot that could take pics from 25 ft or so overhead that could frame the entire property in a single image.

Bikes sometimes chained on the outside rails of the walkways/corridors.If your complex attracts higher rents, working professionals with little renovations/repairs/upkeep required between tenants then upgrade it accordingly to attract same type of tenants.

So to that effect...Fix the guttersPaint the front make it one uniform colorPaint the railings and posts white Paint the cement blocks; put a simple white trellis in front of the blocks; add some shrubbery & plants in front of it.Remove about 1 to 2 feet of grass on both sides of the front walk way leading to the stairsFlank the walkway with plants and solar lights maybe even box it in with red bricksPut some outdoor seating on the porch and some potted plantsPut in a nice decorative mailbox at the bottom of the stairsAdd a nice decorative house numbers on the door or next to itAdd some nice lighting by the front doorAdd some hanging plants by the corner postsThese should greatly improve the look of your house.
