I've never owned a rental so I'm having trouble guessing but I HAVE rented multiple house (active duty military I move a lot) and I've never seen my landlord dropping hundreds every month, usually zero dollars 95% of the time.

It's highly likely that Wells knows the owner is an active duty military service member.

Also you are the client to your "buyers agent" in the transaction not the customer, an agent has a fiduciary duty to his client.

as Mike B. stated the seller's agent should now be representing you as well, which means the agent has a fiduciary duty to do his/her best for you.  

Of course, the landlord can contract the work out to the student, but that's on a separate contract.I've read stories of tenants that negotiated for lower rent in exchange for snow/lawn duties, then called up the landlord and demanded that they do it.

I understand that he is bringing some capital to to game but he is not handling any of the other duties or day to day operations.  

That said, anywhere I'd be interested in buying some investment properties would involve a location away from my duty station.

I realized about halfway into my career (a little late, but better than never) that the government is giving me money for shelter and I was just giving it to someone else with no return, so I decided that I would buy a house at all my duty stations from that point on.

In Florida "Agent" in a residential real estate transaction has legal association attached to it; duties & liabilities.
